Most closings happen with realtors and agents that do a great job facilitating the closing for both parties. However, there are a times when the buyers and seller know each other and to save money they avoid using realtors. I had one of these closings just last week. It went successfully, but as the attorney you must constantly be on top of making sure both parties have everything they need to close on time.
The best way to manage such a closing is to have a checklist on everything that needs to get done, involve your client to help obtain certain documents, and be patient as things can change instantly.
I must manage expectations and demands from my client and make sure all parties work together to successfully close this transaction.
